Why does my mortgage lender require a residential valuation for my new home?

When you buy a new home using a mortgage to fund it, your lender will want to ensure their loan is secure and that there is sufficient collateral in the event you default on your repayments and they have to sell the property. Can you carry out a property valuation for both my husband and I in our divorce proceedings?

We can be instructed by one or both parties in divorce proceedings –our valuation surveys are completely impartial and will give the property owners, their legal representatives and a court judge a fair and accurate valuation to help support the division of property assets. Yes, it’s the job of an independent RICS certified surveyor to accurately assess the value of a property that falls part of the deceased’s estate. What’s a Red Book valuation?

Red Book valuations refer to the criteria set out by the Royal Institution of Chartered Surveyors (RICS) and extend to the ethical standards, duty of care, valuer’s qualifications and the minimum requirement of a valuation report that we are obliged to uphold. Is a development appraisal a legal requirement?

It isn’t a legal requirement to conduct a development appraisal or valuation for a project, but we consider it an essential process that will ensure a developer can make an informed decision on whether to proceed with a project. It’s our job to evaluate whether the project is financially viable taking account of the level of market risk and planning considerations. How do I calculate how much I repay on my Help to Buy loan?
