Terminal Dilapidations

Case Study

This instruction is a fairly typical example of the type of dilapidations work we carry out.  Our client instructed us at an early stage to prepare a terminal schedule of dilapidations in respect of two adjacent properties that had been occupied under separate lease agreements, by the same tenant. Both leases were scheduled to end at the same time.

As a result of the same tenant being in occupation, the properties had been the subject of considerable alteration and as part of the assessment process, careful review of the lease documentation, together with various licences and agreements to alter needed to be considered, to ensure that the reinstatement obligations of the tenant were reflected in the claim.

Following service of the schedule, we entered into discussions with the tenant’s appointed surveyors to negotiate and agree the claim.  From this Trinity Rose were instructed to draw up a specification / schedule of works and competitively tender the work, to establish the quantum of the claim.

Trinity Rose then managed the works on site so that the client’s premises were swiftly returned in the condition dictated by the lease, minimising the ‘void’ period and as such maximising the ongoing investment potential of the asset.
