Case Study
We advised a local business in their acquisition of a modern light industrial / office building in Winchester, subject to a limited repairing lease.
A specific issue with the roof was identified during the survey and from this, our client was able to negotiate a reduction in its maintenance obligation for the term of the lease in respect of the roof.
Constructed on a formerly contaminated site, our inspection included a review of the Building Manual to assess the remediation works carried out as well as an assessment of the ‘as-built’ drawings. We also assessed the draft lease and Heads of Terms, to ensure that our report was fully considered, in respect of our client’s obligations.
As part of this process, we were required to assess the scope of the service charge, to ensure that our client entered into the process fully informed about the maintenance works that the Landlord would undertake.
