Limited Defect Report to Residential Annex
Case Study
We were engaged to investigate and advise on a dampness issue in an outbuilding that had been converted to residential use, where the owner reported a persistent feeling of dampness and mould growth to internal walls.
Following a detailed inspection of the property and an in-depth discussion with the owners to determine the use pattern of the outbuilding, we were able to identify a number of issues, which ranged from condensation resulting from an imbalance between heating / ventilation; raised external ground levels needing to be reduced to effect correct clearance of the damp-proof course, and a potential defect in the detailing of the damp-proofing of the floor slab and external walls which warranted opening-up and further investigation.
Following the issue of our report, the client undertook the recommended investigations which proved our assessment to be correct; the recommended remedial works were carried out and this issue has been successfully remediated.
