Dilapidations for business acquisition
Case Study
Acting for a prominent regional client, we provided strategic dilapidations advice in relation to a series of premises occupied by a company they were seeking to acquire.
This involved inspecting each of the premises, reviewing the leases and providing an assessment which was split according to dilapidations accrued prior to the proposed acquisition date, and those occurring from that date to the end of the term.
This detailed level of assessment enabled the client to consider the financial implications of the properties posed by the respective dilapidations liabilities, and factor these into the final cost bid for the business.
The reports prepared on each property were a useful reference as the leases approached their term dates, whereby Trinity Rose were engaged to act for the client in the terminal dilapidations negotiations.
