Trinity Rose Architecture is a specialist technical consultancy, whose core architectural work is the preparation of detailed design packages for residential housebuilders.
Our team draws together over 120 years’ experience in residential development work, and we are proud to have some of the UK’s most prominent housebuilders as well as regional SME’s and niche developers on our client list.
Trinity Rose Architecture is unique in that we are able to draw on the expertise of Trinity Rose Chartered Surveyors in matters of construction and detailing. We pride ourselves on being able to work out solutions that are not only technically robust, but considerate of ease of construction and cost. Through a process of continuing professional development we maintain our understanding of new products and innovation within the industry.
We are client focused, working closely with the technical teams of our developer clients, to understand their approach, design ethos and end product. We understand the need to remain faithful to planning designs and conditions, but evolve these through the application of the Building Regulations, NHBC Standards and the requirements of specific warranty providers.
With our own foundations in housebuilding, we know the development process and our service standards are built upon the fundamentals of accuracy, efficiency, communication and value for money.

ANCILLARY DEVELOPER SERVICES
Understanding the development process and through our close association with Trinity Rose Chartered Surveyors, we offer our clients an unrivalled range of developer services which may be required on a residential development site.
Our specialist project surveyors and valuers are able to undertake development appraisal valuations to provide accurate forecasting of development costs and end values, at the outset of a project.
Party Wall matters can be easily overlooked. When development work is being carried out near to existing structures, it is important to be well advised ant an early stage, to avoid costly delays in following due process. Our Party Wall surveyors can review a site proposal and provide early advice regarding the discharging of duties under the Party Wall Etc. Act 1996, and can administer the process from start to finish.
Our project team develop detailed specifications and schedules of work, enabling us to provide a managed tender service in which we will oversee a competitive tender process for the procurement of construction work.
Our Employer’s Agent service is designed to facilitate Design and Build projects, typically for the delivery of social housing schemes. We provide a competitive, full pre-contract and contract stage service with over 15 years’ experience in the industry for some of the leading Registered Providers in the region.
We work with a number of major and secondary funding institutions, providing a tailored development monitoring / IMS service for residential development projects of varying size and complexity. This is delivered through our Building Surveying team.

Detailed designs contain an extraordinary amount of information; in summary they should include layouts, dimensions and elevations, sections, design details, component schedules, finishes, structural plans, building services plans, project phases as well as fire and safety strategies. What is a lease plan?
A lease plan is a scale drawing of the buildings and associated land described in a lease. It will show areas that are shared with others and rights of way that have been granted. The lease plan must also illustrate the location of the property and have key content in order for it to be accepted by the Land Registry. What do measured building surveys include?
